Job Description:


The Senior Manager, Real Estate Development & Construction (SMDC) is primarily responsible for ensuring that Company new unit growth targets are met in all four regions through hiring, training and coaching Construction Managers (CMs), Construction Coordinators and vendors. The SMDC will have direct responsibility over all new construction, whether managed by in-house CMs or out-sourced to providers or construction management firms – time, cost, quality.


Job Responsibilities:


    - Ensure the timely opening of 100+ new and 80+ remodeled Taco Bell restaurants each year, or as directed per supervisor
    - Coach CMs on trade feasibility, budgets, bidding & construction
    - Utilize project management tools and techniques to maintain a pipeline of projects, track progress against milestones, and update the strategic development and analysis team on risks/upside to forecast
    - Ensure Real Estate Managers (REMs) receive timely feedback from CMs on feasibilities and budgets to help REMs make sound decisions on site selection when facing cost trade-offs
    - Ensure franchisees and Field Development Leaders receive the same, high-quality support on Taco Bell Development Services (TDS) units that are delivered on company units
    - Manage outside resources (construction managers and external construction management firms) on specific new units





    - BA/BS required, MBA preferred
    - 10+ years experience in development, ideally both Construction and Real Estate
    - National retail chain experience preferred
    - 60%+ travel
    - Strong communication skills, including
    -

      - By email, in person, and over the phone
      - With peers/vendors/LLs/consultants (indirect influence), team, and supervisors
      - In organized reporting formats to ensure all milestones are met

    - Strong business acumen, including
    -

      - The ability to quickly assess retail potential and possible costs
      - The ability to coach team on creative cost and time management strategies

      - The ability to provide strategic thought leadership around current and up-and-coming construction and portfolio management techniques

    - Strong leadership skills, including
    -

      - The ability to motivate a diverse and geographically remote team
      - The ability to delegate effectively and demonstrate trust in the team
      - The ability to keep tight timelines and get into the detail if needed
