Job Description:


The position is accountable for the management of the current and future pipeline of Taco Bell Franchise remodels, ensuring that all development requirements are met. Frequent and regular work with the franchisees, Legal Dept, Franchise Finance and A&E is necessary to accomplish the asset action goals.


Job Responsibilities:



    - Work with Successor Analyst to ensure that all franchise remodel asset actions are timely registered and complete; coordinate with A&E and FBMD at each milestone; ensure all bottlenecks & barriers are highlighted and escalated to prevent expired agreements; participate in period calls with FBMDs
    - Coordinate with Legal Dept. on all Successor Franchise Agreements, Extensions, Amendment requests, flips, etc; provide necessary details to Legal to prepare all agreements including details related to accelerated asset actions, mid-term upgrade dates and other incentive details; meet with Legal weekly to ensure all agreements are sent, fees paid and timely returned.
    - Maintain all YumTracker successor asset actions including due dates, expected dates and completed dates in addition to specific asset action requirements; must ensure all data timely entered, maintained and updated
    - Coordinate with Legal, IT and other Departments on updating YumTracker on Company to Franchise and Franchise to Franchise transfers to ensure correct store numbers issued and transfer dates timely entered into system.
    - Manage all successor requirements including collection of fees, issuance of store numbers, accuracy of Yum Tracker, completion of registration documents and communication of status of asset actions
    - Update and maintain all YumBuilder dates related to successor asset actions; including both estimated and actual ground break and open dates; must be timely completed to ensure accurate Pipeline report
    - Balance of year (2013), generate all Refresh amendments, send to Franchisees and follow up to ensure timely returned and all systems updated
    - Coordinate with Express team as necessary on all License closures, flips and update systems


    - Bachelor’s degree preferred
    - Proficient with YumTracker, YumFinder (or similar), Asset Dev, Microsoft Excel, Word, PowerPoint
    - Taco Bell and/or Restaurant experience preferred
    - Development experience preferred
