Job Description:

Taco Bell is looking for a Finance Manager to lead the Real Estate Development Strategy, Capital Planning & Market Analysis team, which is part of Taco Bell Finance. Working cross-functionally with Real Estate, Construction, Legal, Operations and Taco Bell Franchisees, the Manager Finance leads a team that provides financial and capital analysis, forecasting and reporting, asset strategy and management, M&A analysis and market planning for both equity and franchisee development.

The Real Estate Development Strategy, Capital Planning & Market Analysis team is a dynamic point of entry into the Taco Bell organization, often serving as a launching point for various parts of the Taco Bell and Yum businesses. The team has a mix of former consultants, MBA hires, and finance experts.

The chief responsibility of the Finance Manager is to drive Taco Bell growth and shareholder value via strategic asset and capital management. This position is ideal for individuals with high accountability, strong analytical skills, great communication style, a partnership mentality, and comfort turning facts into recommendations.

Job Responsibilities:

· Lead the preparation and presentation of all proposed new equity restaurants sites to the monthly real estate approval committee for capital approval.

o Team to review and present up to 100-150 sites per year.


· Lead strategic initiatives to accelerate development through M&A transactions

o Develop assumptions and implementation plans to determine profit impact of development opportunities.

o Partner with cross-functional teams to complete diligence and negotiations.


· Provide regular development business updates to Taco Bell and YUM! executive teams focusing on development strategy, forecasts, pipeline, returns, sales and cannibalization.

o Partner with FP&A to provide comprehensive development capital plan.


· Work closely with cross functional partners and franchisees to continuously improve the development economic model through financial review and analysis.


· Lead development of strategic market plan to create road map that prioritizes new restaurant development by region over the next 10 years.

o Work with Franchisees, Legal and Field Development teams to ensure all parties are following Taco Bell’s Development Policy on cannibalization and dispute resolution.


· Partner with A&E, Real Estate Managers, and Operations to determine which restaurant are to be replaced, remodeled or closed by providing the financial framework to support asset decisions.

o Responsible for negotiating and managing existing restaurant leases.

o Coordinate with national brokers the sale of excess property.


· Motivate and grow team to become next generation of leaders

o Responsible for managing 3 Associate Managers, 2 Analyst and a coordinator while working with other analysts across the team.


    - BA required; analytical degree preferred (e.g., Economics, Mathematics, Engineering)
    - MBA preferred
    - 7+ years relevant work experience (e.g., Corporate Finance, Restaurants, CPG, Retail, Consulting, Real Estate Development)
    - Experience managing talented, diverse individuals
    - Strong internal motivation, intellectual curiosity, logical thinking and desire to have a large impact on our organization
    - Demonstrated success influencing diverse customers and leading teams that include non-direct repots in cross-functional settings
    - Superior analytical and financial modeling skills, with ability to succinctly interpret data for executives and frame business issues in a straightforward manner
    - Excellent story-telling and presentation-writing skills, with ability to convey sophisticated concepts in a clear and compelling way
    - Proficient with Excel and PowerPoint
